Three Monees, One Median: Why The Portal Number Is Lying To You

Pull up Monee on three real estate portals in the same week of July 2026 and you will see three different medians: roughly $302,819, $330,000, and $440,000. That is a $140,000 spread for a village of about 5,000 people. Nobody is wrong. They are averaging different homes.

If you are comparing Monee to Manhattan, Beecher, or Peotone before you write an offer, the median is not the number you want. What you want is to figure out which Monee you are actually buying, because there are three of them, and they share almost nothing at the closing table.

Golf Vista Estates: the address that breaks portal math

Golf Vista Estates at 4951 Augusta Blvd is a 497-site, age-qualified manufactured-home community built in 1991, operated on site by MyMHcommunity. A recent 89-homesite expansion added inventory, and a new 2026 three-bedroom, two-bath home in the community lists around $179,900 for roughly 1,460 square feet. Resales on MHBO start around $25,000. Lot rent runs $475 to $725 per month and covers the community's well water and septic.

Here is where the portal average bends. When a new Golf Vista home closes at $179,900 and a Green Garden acreage estate closes at $850,000 the same week, the "Monee median" splits the difference and describes neither one. And the buyer who tried to underwrite the manufactured home with a conventional mortgage learns, usually late, that most Golf Vista homes finance through chattel loans, not the 30-year fixed the portal calculator quoted.

The friction to know before you tour:

  • The home is real property to you, but from a lender's perspective on a leased lot, it is more like a titled vehicle. That changes rate, term, and down payment.
  • Lot rent is not a mortgage escrow. It is a monthly obligation to the community, and the community sets it.
  • Community approval is a separate step from lender approval. You can be fully pre-qualified and still need to clear the park.
  • 55+ age qualification is a community rule you should verify against your household.

None of that shows up on a listing photo. All of it shows up 10 days before close.

The incorporated village: the "quarter-acre Monee" most comps describe

This is the Monee that the median most often means: single-family homes in subdivisions like Heritage Knolls, Country Meadows, and Meadow Creek Airpark, sitting on lots that Homes.com describes as mostly quarter-acre, with larger parcels more common in the southern part of the village. Municipal water and sewer. Conventional financing. Standard resale process.

If your comp set is other South Chicagoland villages, this is the slice you want to isolate before you draw conclusions. A May 2026 Redfin snapshot showed the village-wide median at $302,819, up 3.5% year over year, with the 2026 State of the Village address delivered by Mayor Dr. Therese Bogs pointing to a growing tax base as new commercial buildings come online.

That paragraph is on the Village site for a reason, and it is the reason the "village SFR" column is under pressure right now. More on that in a moment.

Green Garden Township: the acreage market portals cannot see

Cross Manhattan-Monee Road into unincorporated Will County and you are in Green Garden Township, a 36-square-mile rectangle of farm ground, estate parcels, and horse property between Manhattan and Monee. The township maintains about 68 lane miles of road out of a hall at 25506 S. Center Road. Assessments run at 33⅓% of market value under Township Assessor Jane Bushong.

The listings are a different animal. LandSearch had 108 nearby properties averaging roughly $71,078 per acre in mid-2026. A 100-acre farm at 7509 W. Bruns Rd sits less than two miles from the Amazon Logistics facility on Manhattan-Monee Road. A 20-acre agriculture-zoned parcel offers two barns, including a 36-by-95 steel horse barn and 6-strand high-tension fencing on 10 acres, buildable for a home. Subdivisions like Whispering Prairies and Majestic Hills sell finished lots for custom builds, some of them 6+ acres with utilities already in.

The friction is not the price per acre. It is the process. If you want to change how a parcel is used, the sequence looks like this:

  1. Application goes to the Green Garden Plan Commission, which meets the first Monday of the month.
  2. Then to the Township Board of Trustees, which meets the second Monday of the month.
  3. Then to Will County for the actual approval.

Two local reviews before you even reach the county. A buyer who assumes "unincorporated means unregulated" learns otherwise, usually after they have put money into a survey.

And the utility line is not municipal. It is private well, private septic, and often propane. That is a due-diligence workflow, not a checkbox.

What the industrial boom is doing to all three columns

The pressure pushing all of this is not residential. It is industrial. In February 2026, Lanco Group's Mi-Jack announced its acquisition of the former 220,000-square-foot Whiting Building for full product assembly, targeting Q2 2026 operational. Netherlands-based Voortman Steel Company is building a 27-acre US headquarters. Amazon is already in place. The Village lists an active Enterprise Zone and a new TIF district, and its economic development page is currently advertising 90 acres of residential land available alongside new retail like Starbucks and Dollar Tree.

Here is the mechanism a comparison shopper should hold onto:

  • Village SFR values are the most directly exposed to the jobs story. New payroll a few miles away shortens days on market and firms up appraisals.
  • Golf Vista pricing is more insulated because its comp set is other 55+ land-lease communities, not the village SFR pool. New industrial jobs do not move chattel-loan rates.
  • Green Garden acreage is exposed in a different way: long-term development pressure. The 100-acre listing near Amazon Logistics is not being marketed as a horse farm.

Three markets. One press release. Three different effects on your offer.

The one question that picks your comp set

Before you look at another Monee listing, answer this in order:

  1. Is the home in Golf Vista Estates or another manufactured-home community?
    • Yes → chattel comps, land-lease math, community approval.
  2. Is it inside the Village of Monee limits with municipal utilities?
    • Yes → village SFR comps. This is the pool the mid-$300s median usually describes.
  3. Is it in Green Garden Township or another unincorporated area?
    • Yes → acreage comps, well/septic due diligence, township-then-county process.

Any comp set that mixes two of those answers is telling you a story about a home that does not exist.

FAQ

Are 55+ manufactured homes in Golf Vista Estates included in the "Monee median" on Zillow or Redfin? Sometimes yes, sometimes no, depending on how each portal classifies land-lease inventory that week. That is a large part of why the mid-2026 medians disagreed by more than $100,000 across sites.

Can I get a conventional mortgage on a Golf Vista home? Usually the financing is chattel because the land underneath is leased from the community. A lender who does both can walk you through the difference in rate, term, and down payment before you write an offer.

If I buy raw acreage in Green Garden Township, can I split the parcel later? That is a zoning and subdivision question that goes to the Plan Commission first, then the Township Board, then Will County. Get an answer in writing before you close, not after.

Does the Amazon and Mi-Jack expansion push up residential prices across the village? It has more effect on the incorporated village SFR pool than on Golf Vista chattel pricing or on farm-ground per-acre value, which follows its own comp set.
